This is the hunting section. I suppose you are hunting for land. Call a Real Estate Agent dude.
Land contracts aren't that smart of a way to buy property.....
Lets say the guy that holds the contract doesn't want to honor it, drops dead or gets judgments against him.... Your screwed....
Here's what I did to buy hunting property.... I got 6 like minded, financially responsible guys and formed a corporation.... We all owned it equally... We put a large down payment of money together and paid a mortgage to the seller instead of a land contract.... This way we all don't have to lay out a ton of cash for the amount of land we want... Also our monthly mortgage and taxes were cheap this way for all of us.... We share it and one guy handles scheduling hunts.....
